One of our Detroit properties was actually sold a couple weeks ago. The new owner is tryin to sue us for unforeseen costs.

for background, I'm part of a coop that buys properties in Detroit, demos the building down to a foundation, then caps the foundation with a temporary ceiling an backfills it. To the average person, it looks like a vacant lot. But we sell these things like crazy to developers. They love buying entire neighborhoods where all they need to do is the above-grade work.

Anyway, we sold to a single investor that wanted this house for his home. They're just a couple people buyin a house, not our typical developer clientele that is aware of what's necessary to build in Detroit.

anyway, these guys dug up the foundation roof to find that the children's toy playhouse on the land was hiding a ladder that some people had used to enter the space... Long story short, they busted like 100 aliens living in te basement.

Your problem isn't going to be in losing money buying and selling the properties. Your problem is going to end up being some crippling lawsuit.

I'm assuming your co-op is selling these properties As-Is without any type of warranties or representations.

It is a high risk investment after all, I am assuming you would have proper contracts to account for the shit hole conditions these properties are in.

Don't see how this would be anything other than a frivolous lawsuit, what the hell were the buyers expecting?

Detroit is a prime example for multi-culture.

Media outside USA writes the truth about Detroit. All problem is because of "affirmative action" and making the whites minority in the city.

We can choose to learn from this or continue to make USA a new Africa.
