I need a new roof.

    My roof is 31 years old, starting to show signs it's breaking down. It's an old tar and gravel. Have a small leak around this shitty old skylight. Any suggestions would be great. No chimneys unlike the false tooth wig wearing pole smoker. Thanks!

    Hire a licensed contractor. Get a written contract with a start and finish date. get a couple of estimates. Hold back a decent percentage till job is completed. Personally, I'd get rid of the skylight, fucking hate them.

    You can have a certified installer scrape back the gravel, exposing the tar and and use a torch-down rubber(bitumen) and then rake back the gravel. If you are able to look at it's condition yourself, then look for blistering in the tar, patches where the gravel is missing and an excess of standing water. Any of these can indicators that it is time to have some work done.

    *If you hire someone to use a torch-down product, always make sure they are insured as it involves an open flame and your house! [​IMG]

    I live in SF, I have no windows on either side of my house. So it's the only natural lighting I get in the shitter. It's a decent row house. The El Niño is heading our way.

    i'm in the same boat. i'm going to have to bite the bullet.
    i feel bad, but i'm probably going to have to hire a licensed contractor that employs illegals.

    the immigration issue won't be solved while businesses can make money on cheap/slave labor.

    Make sure items such as architectural shingles are stated in the contract. Too much to get into here.

    Ice shield, drip edge etc.

    If the only leak is near the skylight and you want to try and get a couple more years out of it, buy some of this and reseal around the skylight and around any flashing/vents/drains. I'm assuming since you said rowhouse the roof square footage isn't huge. Make sure the drains work well, standing water is a killer for flat roofs.

    If you are in SF, just move across the bay to Oakland....if its good enough for the offspring of the "King of all Media" and "America's Judge", then its good enough for you. I mean, the air conditioning on that house alone makes it very attractive.
