    Hi all!!

I put an offer in for a house, and had it inspected. There were 2 issues with the house, the first issue the seller is taking care of 100%, the second is that there is possible foundation issues with the house.

Basically in a corner of the house basement there are cracks, two that run horizontal and one that is hairline but goes like steps through the bricks. My inspector said it is a possible issue, but that it could mean something big or nothing at all (I would have to be a licensed inspector to check it out). There are no signs of flooding.

Would you run??? The house is very well kept, clean, no odors, but also old. What is worst case if foundation is bad? What is best case?

Never buy a house with foundation issues of any kind. Run far away. There are plenty of other houses out there!

Like he said, some get settling cracks and it's not an issue...

If he can make the call, I'd get a second opinion...at the seller's expense

Never be in a rush to buy something

Just pour some Bisquick in the cracks and then a can of Coke.

the seller wont pay for the second call

the house is already well below asking due to me doing a lot of the manual labor getting rid of stuff left behind in it (the previous owner died and the kids are selling)

I like the style of older houses, but I think they tend to come with issues. Is this out of the ordinary or? My realtor said he cant be certain, but said he isnt that concerned with it (its a very good friend of the family so his opinion is valued)

Then buy it, smear spackle the cracks, paint the walls and flip it to someone else.

I just dont know, what does a foundation issue even mean....

If it is say 10,000... can it be fixed in a few years down the road as it is not an immediate issue

You gotta be sure.....fuck those greedy bastards....bluff like you're backing out. Also, remember the real estate person just wants the sale, they could give two fucks if you get stuck with a lemon.... It's easy money for the greedy kids if they sell, they can't wait to get their greedy hands on your money

You....on the other hand have money and 1000 other houses you can buy :)

    no

it honestly looks like the drainage system on that corner is bad as it slopes in towards the house, so I suspect that is the issue

Foundations can be tricky.....the entire structure rides on the foundation. If it's fucked everything else will eventually fail. You really need expert advice...like an engineer
